About Twin Shores Beach & Marina
Twin Shores Beach and Marina, Incorporated, is a non-profit corporation. The cooperative is located at 3740 Gulf of Mexico Drive, Longboat Key, Florida 34228. The residential Cooperative consists of 90 mobile homes/manufactured houses, a duplex living unit, 8 luxury villas, a clubhouse, a laundry, a business office and auxiliary buildings. Additional facilities located on the property include a marina for 24 small craft and swimming pool. The property includes over 250 feet of private beachfront on the Gulf of Mexico and stretches to a harbor on Sarasota Bay. There are a number of year round residents, but a majority of the owners are seasonal.
The land is owned by the cooperative and leased to the shareholders. The current leases on the property terminate on the 30th day of December, 2097. The monthly association residential fees for 2022 are $730 per quarter, which includes water, sewer, garbage, recycling, management and grounds maintenance.
*This amount is payable by those Twin Shores shareholders/owners of the 90 mobile homes/manufactured houses. The shareholders/owners villas pay fees that are separately calculated.
Twin Shores has a professional property manager and maintenance staff. The corporation is governed by an elected board of directors (seven) who serve two-year terms. The 2020-2021 Board of Directors are:
